Flower Brook Farm - Historic 9-Bedroom Farmhouse on 300 Acres

About This Property:

When the family that owns Flower Brook Farm bought it in 1962, it was a working dairy farm with grass growing down the middle of the road, a single bare bulb for electricity, and wood stoves for heat. More than sixty years later the farm is still in the family, and the farmhouse has been completely reborn as one of the more unique group stays in Vermont: a true family farmhouse with deep history, sitting on more than 300 protected acres in the mountains of Southern Vermont. • 9 bedrooms, 17 beds (groups 2-16+) • 4 full / 2 half baths, ADA bath and ramp on the main level • Double kitchen: two refrigerators, two dishwashers, two sinks • Pet friendly with NO pet fee • Game room and library on the radiant-heated lower level • Fire pit, charcoal grill, picnic tables, and a field for yard games • Marked hiking trails out the door; 5-mile Mt. Hoag loop • Tesla backup batteries • 25 min to Manchester through Dorset • Books direct with the owners - no third-party platform fees

The Space

Between 2016 and 2018 the family took the house down to the studs and physically raised it, opening up a fully usable lower level with radiant-heated floors. The renovation preserved the original wainscoting, painted floors, woodwork, and doors, while the new siding was sawn at a nearby mill and the flooring sourced locally. The combined kitchen and dining area has two of every major appliance, built for big family meals where more than one cook can work at the same time. A former workshop is now a loft lined with bunk beds, the second-floor master has an en suite bath, and an ADA-compliant bathroom and accessibility ramp on the main level make the house work for multi-generational groups.

The lower level holds a game room set up for ping-pong and billiards and a library built for the family patriarch's collection, right down to a full set of the Oxford English Dictionary. There is a piano, plenty of workspaces, and no television by design, though wi-fi runs throughout for streaming or getting a little work done. The home runs on Tesla backup batteries, so a rural power flicker does not end the weekend.

Guest Access

Guests have the entire house and more than 300 acres to themselves. Marked trails are mowed through the meadows, a roughly five-mile loop around Mt. Hoag starts right at the front door, and Flower Brook waits downhill for wading and fishing, with a creek across the dirt road for frog-hunting and rock skipping. The flat spot up the hill has picnic tables, a fire pit, a charcoal grill, and a field set up for croquet, bocce, badminton, volleyball, and basketball. In winter, the hills behind the house make for excellent sledding.

Good To Know

The house is pet friendly with no extra pet fee, a rarity among large group rentals. Booking is direct through the owners with no third-party platform fees, check-in is by lockbox, long-term stays are available by request, and a Pack 'n Play travel crib is on hand for the youngest guests.
